The Malibu mansion once owned by Kanye West, now known as Ye, has officially changed hands, marking a significant moment in the luxury real estate market. The property, which has been stripped down to its bare bones, was purchased by Belwood Investments for a staggering $21 million. The investment company has ambitious plans to restore the home to its original glory, aiming to erase the controversial imprint left by the rapper.

A Bold Restoration Vision

Belwood Investments, led by CEO Bo Belmont, has made it clear that their goal is to restore the mansion as if Kanye West had never lived there. In a candid interview with the Los Angeles Times, Belmont described some of West’s decisions regarding the property as “dumb,” indicating a strong desire to revert the home to its former state. “My goal is to make it as though Kanye was never there. The house will be restored right back to what it was,” he stated, setting the tone for the restoration project ahead.

Belmont emphasized that the mansion fits perfectly within Belwood’s portfolio, which focuses on luxury real estate. He described the project as relatively straightforward compared to others the company has tackled, projecting a timeline of 12 to 14 months for the renovations, with costs estimated between $6 million and $8 million. “This is a relatively easy project in comparison to our other projects,” he remarked, showcasing confidence in the undertaking.

The State of the Property

Originally designed by the renowned architect Tadao Ando, the mansion was purchased by West in 2021 for $57.25 million. However, his vision for the property took a drastic turn when he began gutting it, removing essential elements such as doors, windows, plumbing, and electrical systems. West’s intention was to transform the home into an open-air bomb shelter, a plan that ultimately fell through as he abandoned the project.

By early 2023, the mansion was listed for sale at a significant loss of $53 million, with the price later slashed to $39 million due to the extensive renovations left unfinished. The property finally found a buyer in July, culminating in the recent sale.

A Collaborative Approach to Restoration

Belmont is not intimidated by the current state of the mansion, citing its robust construction as a reassuring factor. “It was built stronger than anything I’ve ever seen. We basically just have to put it back together again,” he explained. To achieve this, he plans to collaborate with the original builders, Richard Sachs, and the architecture firm Marmol Radziner, which was instrumental in the home’s initial design.

The mansion, completed in 2013, boasts a minimalist aesthetic with four bedrooms and five bathrooms, encompassing over 4,000 square feet. It features stunning ocean views and an emphasis on indoor-outdoor living, characteristics that Belmont aims to preserve during the restoration.

A Costly Investment with High Hopes

Belmont characterized the acquisition as the most “costly and prestigious property” in Belwood’s portfolio, highlighting the significance of this investment. The company operates by allowing micro-investors to participate in high-end real estate opportunities, and this particular purchase involved around 500 investors.

The plan is to inject approximately $5 million into the renovations, with the ultimate goal of flipping the property for a profit. Belmont expressed enthusiasm about the acquisition, stating, “This is not just a phenomenal real estate investment; it is an opportunity to revitalize and preserve an architectural gem by the renowned Tadao Ando, ensuring it remains a jewel of Malibu.”

The Future of the Malibu Marvel

As the restoration project gears up, the focus will be on returning the mansion to its original architectural splendor while addressing the cosmetic changes made during West’s ownership. The timeline for the restoration is projected to take between 12 and 16 months, with the hope that the property will soon regain its status as a sought-after Malibu residence.

With Jason Oppenheim of The Oppenheim Group representing the seller and Jean-Baptiste Rugiero of The Agency representing the buyer, the sale marks a new chapter for this iconic property. As the dust settles from West’s controversial tenure, the future of the mansion looks promising under the stewardship of Belwood Investments.
